Why Go Green?
Energy savings & lower utility Bills
Because of increased water and energy efficiency levels homeowners have the opportunity to save thousands of dollars over the life of their home. Given the astronomical rise in fuel prices in the past few years, it is no surprise that energy efficiency is the top reason consumers choose green enhancements these days. More Comfortable A good green home is a more comfortable home. It has been carefully retrofitted or constructed and well insulated so it does not overheat in the summer or feel cold in the winter. Healthier Green homes feature superior indoor air quality and fewer building products and materials that may undermine our health. Chemical pollutants and mold are reduced. Good ventilation helps keep the air fresh. Peace Of Mind Green homes are renovated and constructed with the environment in mind. From energy and water efficiency to reduced construction waste and the use of renewable materials. Greater Value A good green home provides more for your money, are built to last, with quality design and construction that holds up over time. These homes cost less to live in and maintain because they are built to be energy efficient and durable. Repairing The World The deeper benefits of going green may be less obvious. Using a low flush toilet or energy saving CFL light bulb may not save the world but it is a small step in the right direction. We may think of ourselves as trustees of the planet for the sake of future generations. Improving The Environment Making your home more green reduces your green house gas emissions. It also contributes to healing the natural environment. Creating A better Future The final reason one may choose green enhancements is less practical and more philosophical: One may want to leave the smallest footprint you can on the planet. One can also take pride in the fact that from energy and water efficiency to healthy sustainable products and recycled materials one's home can substantially reduce its impact on the environment. The environment has become this generation's hot topic. You can't pick up a newspaper, or turn on theTV, without seeing a story related to how we can become more green. Green friendly home improvements will likely yield a solid return on investment come selling time as 72% of Canadians say they will look for a green-improved property in their next home purchase, and 63% will be willing to pay more for an environmentally friendly home, according to the Royal Lepage Home Survey released 10/30/07.
The Royal Lepage Eco Home Survey, which examines the attitudes and opinions of Canadians with respect to green living, found that Canadians are willing to pony up cash for greener home features.
Few people realize that residential, commercial and institutional buildings represent more than 33% of our total greenhouse gas emmisions.
While it is unreasonable to completely reduce cardbon dioxide created by homes, there are various practices homeowners can implement, such as installing high-energy efficient windows, doors and insulation, high efficiency furnaces and appliances, ventialation, draft proofing.

New Homes
Green homes are not only cost savers but really are appreciated and valued by the homebuyer.
"The occupant satisfaction and comfort are higher than [traditional-built homes] and green homes are more durable. Their maintenance cost, along with the operational costs are less. But building a green home will cost you more. However, the cost-savings in the end, equalizes the initial building costs. "The average statistic that I hear is that it might cost around 2 percent more [to build] than a traditional home, but the green-built house is worth up to 15 percent more.
It amounts to an equity offset that more than pays for the additional charges to get the green home built. It's a quick payoff and then it's a longer lasting benefit and that's why there's more equity in these types of homes. ![]() Certified Homes
A key component of National Association Of Green Agents and Brokers lay with increasing home energy conservation and the energy efficiency in our existing housing stock. The National Association Of Green Agents and Brokers supports the adoption and effective implementation of across the board new and resale home energy audits because they provide a critical function by establishing a “base level” comparison capability of energy efficiency to the consumer.
Greenrealestate™ certified homes undergo a rigorous energy audit performed by an independent Certified Home Energy Auditor (Canada). Each audit will provide a home energy rating which is a standardized measurement of a homes energy efficiency. Ratings are successfully used to assist in the purchase and sale of properties. The independent energy auditor reviews the home to identify its energy characteristics, such as insulation levels, window efficiency, wall-to-window ratios, the heating and cooling system efficiency, the solar orientation of the home, and the hot water heating system. Performance testing such as a blower door test for air leakage and duct leakage, is part of the rating process. The data gathered by the energy auditor is entered into an accredited computer program (Energy Star/Energuide) and translated into a rating score. The home will receive a score between 1 and 100, depending upon its relative efficiency. In new homes, Green Brokers™ and Green Agents™ often verify energy performance on behalf of home buyers or sellers using the Energy Star new homes program. In existing homes, Green Brokers™ and Green Agents™ often verify energy performance on behalf of home buyers or sellers in accordance with the Energuide rating system in Canada. An energy rating allows a homebuyer to easily compare the energy performance of the homes being offered or considered through their Green Broker™ or Green Agent™. The energy rating also allows a Home sellers Green Agent™ or Green Broker™ to successfully highlight and market the energy efficiency attributes of the home being marketed. The rating score provide an easily understandable means to compare more or less energy efficient homes by their relative energy efficiency, since a rating quantifies the energy performance of a home.
